How to pick the right property agent
Questions you need to ask
Ask your family and friends to recommend property agents they have worked with. Specify that you are looking for a licensed, full-time realty agent who knows the area well.

Identify a few reputable service providers and interview them to see if they are suitable for you. Clearly explain your expectations and ask them about how they intend to get the job done. This is a good opportunity to learn about the property market, foreclosure properties, mortgages, taxes, insurance, etc.

See if the service provider is punctual and willing to spare time for the interview. Does the broker agent seem to be interested in your aspirations and concerns or is he/she only interested in the commission? Find out if the realty agent has a current license. Does he/she have any industry certifications and experience in selling via the Internet?
Will the agent be representing you exclusively , or will he/she act as a dual agent representing you as well as the other party? Request disclosure forms and read them carefully. Ask for a list of homes sold/ bought by the agent recently, and call up a few buyers as well as sellers to get their feedback on the service provider.

Find out about how much commission is involved, and ask the agent if he/she will accept a lower amount. Some realty agents may ask you to sign a contract for 6 months to a year. It is best to avoid this because if the service provider does not produce results, you will be stuck with him/her for a long time. You can sign a contract for 2 or 3 months and then assess the performance of the agent.

An experienced real estate agent will not only drive you around and show you houses. He/she will provide sound advice and negotiate on your behalf to help you get the best deal. The service provider will also help to ensure that there is no friction between you and the other party.

Once you have decided on a service provider, give him/her some time to perform. If you don't have faith in the realty agent, you may not get his/her undivided attention and loyalty.

You will get a lot of advice at this time , which can be quite confusing. The guidance of an experienced real estate professional will help you to make the right decisions! Please contact us now for a free, no-obligations consultation / appraisal!
